Strategy & Services: 535 Mission is a new Class A office tower located in the SoMA submarket of San Francisco, and the first Platinum certified Core & Shell project in the city. Originally designed to LEED Gold standards, stok later took over the project and found strategies that could be implemented with slight design modifications to elevate the project to LEED Platinum.
Design Details: Brought into the project after it had been designed to LEED Gold, stok proposed sustainable construction strategies that allowed the project to achieve LEED Platinum – the first Core & Shell building in San Francisco to do so! The brand new project team was challenged with analyzing the original designs while ramping up into newer, more sustainable strategies, which resulted in strong energy and water efficiency. Near the Transbay Transit Center, several BART stations, and countless bus lines, the building’s location provides ample opportunity for workers to take public transportation to their office. On the energy front, the building performs 23% above California energy code by using high efficiency chillers and boilers. The office was also one of the earliest adopters of rainwater catchment and reuse systems, which are used to irrigate 100% of the landscaping on-site with non-potable water. Coupled with a 40% reduction in indoor water use, the building excels in water conservation, which is of critical importance in the midst of California’s drought.

Outcome: Handed a Gold, stok helped propel the project past the client’s goals to achieve LEED Platinum. As the first office building in San Francisco to achieve a LEED Platinum Core & Shell designation, 535 Mission showcases impressive energy and water savings, as well as a strong connection to the local environment and amenities.
