Strategy & Services: This NextGen office space for new tech in San Diego is estimated to be one of the largest WELL projects globally, and is also pursuing LEED v4 Platinum. stok’s interdisciplinary team of materials scientists, building scientists, and sustainable architects and designers partnered with Gensler and high performance developer Chesnut Properties to take on this ambitious 1.4 million square foot project. The challenge: creating the world’s most productive space for talent – an innovative space for innovators.
Design Details: stok’s scope of work involves setting the sustainability master plan, and handling all WELL and LEED compliance. The stok team is also leading daylight, energy, and CFD modeling. The project’s bold approach to creating healthy spaces involves targeting healthy materials, daylighting strategies, and ample access to natural elements. Taking a unique approach, stok identified the temperate climate as a remarkable benefit of the location, structuring the design around bringing the workspace outside and nature inside. This involved shading for acoustic and thermal comfort and outdoor open spaces, as well as biophilia and visual access from the inside out.

Outcome: The campus is intended to be a gateway between multi-national companies looking to leverage the expanding manufacturing and R&D sectors in Mexico. Located only five minutes from the border, the project will provide a diverse set of uses for large corporate occupiers including R&D, office, retail, and an entire planned housing community to anchor the site.
