Strategy & Services: Forging a path for high performance buildings with occupant impacts at the center of design, St. Peter’s Place ambitiously pursued LEED Homes and GreenPoint Rated, focusing on materials selection and other healthy building strategies. stok worked with Nibbi Brothers General Contractors and Herman Coliver Locus Architects throughout the design and construction phases of this project as a GreenPoint Advisor, GreenPoint Rater, and LEED Green Rater to deliver a healthy space far ahead of its time.
Design Details: Years ahead of the healthy building movement, this facility includes many progressive design solutions resulting in increased occupant comfort and control, increased durability, and reduced energy costs. These include radiant heating coupled with natural ventilation, near zero landscape irrigation, direct solar thermal heating, and exterior mounted window shades, which often get value-engineered out of the design but significantly improve occupant comfort and glare control.

Outcome: St. Peter’s Place is a Type III Construction affordable housing project for adults with developmental disabilities. It provides community housing for adults with developmental disabilities to live on their own with supervision by a social worker who serves as a link to education, employment, medical care, and social activities. Located in the Richmond district, this three-story, 19 unit multifamily GreenPoint Rated, Green Communities, and LEED project exemplifies the triple bottom line theory by encompassing important environmental and social values. With the combined efforts of the entire design team, stok helped St. Peter’s Place achieve LEED Platinum certification, as well as the highest LEED Homes score and GreenPoint rating ever for a multifamily project at the time of project completion.
