Strategy & Services: stok was hired by IBEW/NECA to lead the sustainability efforts for the largest net zero energy (NZE) building in California at time of construction. With stok’s guidance, the Zero Net Energy Center (ZNEC) encompasses energy efficient design elements, resulting in significant energy reductions all the way to net zero. Leading an integrative design process that brought financial and energy modeling into the early project phases, combined with a collaborative brainstorming approach, stok helped the ZNEC discover, design, and achieve its ambitious NZE goals without adding to budget.
Design Details: stok’s early and deep approach to design and construction collaboration allowed all project team members to participate outside of their traditional area of expertise, maximizing their contribution to the project. This creative approach led to the conception of bold ideas for energy reduction, including a stok-led computer analysis to help the client save $750,000 — 6% of the project cost — in HVAC costs. This design enhancement and construction cost reduction, which included a change from rooftop packaged units to a custom designed VRF system, also resulted in reduced requirements in the cost for the NZE associated photovoltaic solar array.

Outcome: The LEED Gold training facility remains a leading living lab for the electrical industry, and has operated at NZE performance for three consecutive years. Achieving significant cost savings through a collaborative brainstorming approach, the ZNEC illustrates that when sustainability objectives have the ability to inform all design aspects from the very beginning of the project, exceptional high performance buildings can be delivered at costs equal to or less than traditional real estate services. Additionally, the entire project team had an inspiring and valuable experience openly collaborating on a key NZE project, setting an example for the industry in both building process and performance. The building is designed to achieve a 29% energy use reduction compared to new commercial construction in California and an incredible 75% energy use reduction compared to similar existing buildings in the country. The energy savings calculated from the ZNEC’s passive and renewable technologies equate to 500 fewer barrels of oil consumed, 30 fewer gas combustion cars on US roads each year, and a carbon footprint reduction of 175 tons of CO2 per year. What’s more — the passive design and renewable technologies are incorporated into the curriculum of the building inhabitants, creating a living model of cutting-edge technologies for tomorrow’s electrical workers.
